《大行報告》大摩升領展(00823.HK)及九倉置業(01997.HK)評級均至「增持」 料港明年零售增長10%

摩根士丹利發表本港收租股及房託明年展望報告表示,料本港於2019年及2020年本地零售按年各跌11%及25%後,料2021年及2022年可展開兩年復蘇周期,估計各回升10%及14%,此基於內地旅客可於明年第二季至第三季恢復來港預算,並估計本港寫字樓租金於明年上半年將下跌5%,料明年全年則持平,估計本港明年GDP可按年升5%,相信可支持寫字樓租金。

該行指,本港收租股及房託首選為九龍倉置業(01997.HK)及領展(00823.HK),決定上調對九龍倉置業評級由「減持」一舉升至「增持」,將目標價由28元升至42元,相當明年核心市盈率16倍,可受惠本港奢侈品銷售復蘇。

大摩指,調高對領展投資評級,由「與大市同步」升至「增持」,將目標價由70元升至78元,料2021財年(截至3月底止年度)每基金分派可續增加,至2022財年每基金分派收益率料可增至7厘。

該行表示,下調對太古地產(01972.HK)投資評級由「增持」降至「與大市同步」,目標價則由23元升至26元,指太古地產今年以來已累升不少,估值較高。
