電連技術(300679.SZ)擬出售轉讓A625-0045宗塊土地使用權及附着建築物房產
格隆匯 11 月 27日丨電連技術(300679.SZ)公佈，基於公司戰略規劃及經營發展的長期需要，公司於2020年10月29日與深圳市光明區人民政府(“光明區政府”)、深圳市致尚科技股份有限公司(“致尚科技”)簽訂了《投資合作框架協議》，公司擬將A625-0045宗產業用地土地使用權以及附着建築物房產承諾以成本價整體出售轉讓給光明區政府指定的招商引資對象深圳市致尚科技股份有限公司，並重新向光明區政府申請一宗產業用地用於建設“5G高性能材料射頻及互聯繫統產業基地項目”，支持公司在光明區做大做強。
公司委託了萬隆(上海)資產評估有限公司就上述擬出售土地使用權及房產以2020年9月30日為基準日進行市場價值評估，其出具的《電連技術股份有限公司擬以轉讓為目的涉及的房地產市場價值資產評估報告》(萬隆評報字(2020)第10539號)，評估基準日的市場價值評估值為人民幣3.22億元。
公司在 2011年取得A625-0045宗產業用地後，因在該地塊建設規劃時期未能預計到行業及公司的發展速度和生產工藝的快速變化，原宗地項目建成的整體面積已無法滿足公司佈局5G高性能射頻連接器及互聯繫統的研發及生產需求。另外，公司自2019年以來營業收入增長較快，其中2019年度實現營業收入21.61億元，同比增長61.09%，各類細分產品出貨量均出現同比較大幅增長，對公司產能提升要求不斷提高。此次擬出售轉讓A625-0045宗塊土地使用權以及附着建築物房產重新向光明區政府申請一宗產業用地用於建設“5G高性能材料射頻及互聯繫統產業基地項目”有利於募集資金投資項目的實施，同時提高資產運營效率，在未來面向5G的電子元件市場競爭中佔據有利的地位，此次擬出售部分土地使用權及房產的決定是符合市場、行業及公司的現有狀況，有利於提升公司在行業的競爭地位，對公司未來發展將產生積極影響。
