华坊谘询:启德跑道住宅地明日截标 料可售33亿至36亿元
启德第4E区1号住宅地将於明日(27日)截标,华坊谘询评估资深董事梁沛泓指出,该地皮面积5.97万平方尺,地积比率5.5倍,总可建楼面面积约32.8万平方尺,是启德新发展区内规模最小的住宅地,规模为跑道区内其他住宅项目的三分之一至50%,估计项目可售33亿至36亿元,楼面地价每平方尺1万至1.1万元。
他指出,地皮位於跑道区近停机坪,邻近将来的都会公园、面向九龙湾,考虑到项目规模小,投资门槛较低,而目前启德区内新盘销情不错,估计能吸引中型发展商竞投。
根据政府卖地计划,今个财政年度将推售另一幅4E区2号住宅地,梁沛泓表示该地盘可享维港海景,而且是跑道区最後一块出售的住宅地,估计竞争会较激烈。
