高盛:香港對地產行業政策大致符預期 予領展(0823.HK)等股買入評級
高盛發表研究報告指,香港政府發表的《施政報告》中提到,放寬非住宅物業的雙倍印花税,但暫時未有計劃更改與住宅物業有關的税率,該行預計短期內住宅方面的政策不會放鬆。
高盛認為政府在土地供應方面沒有重大的新進展,政策重點仍是增加公共房屋供應,以及協助香港本地市民上車。長遠來看,該行認為,政策重點將是通過重新分區、收回土地及填海,並專注於新的區域如古洞北及粉嶺北等,有利在這些地區擁有土地儲備的開發商,如恆基地產(0012.HK)及新世界發展(0017.HK)。
高盛指出,港府對房地產行業的政策大致符合該行預期,予新世界發展、新鴻基地產(0016.HK)、恆隆地產(0101.HK)、信和置業(0083.HK)、領展(0823.HK)及ESR(1821.HK)買入評級。
