過去周末一手新盤錄450宗成交 「柏傲莊II」次輪開售9小時即售罊
綜合市場消息,過去周末一手新盤市場共錄約450宗成交,按周微跌8%。當中,新世界(00017.HK)與港鐵(00066.HK)合作發展的大圍站上蓋項目「柏傲莊II」在周六(14日)展開次輪銷售涉共343伙,開售約9小時所有單位經已售罊,套現逾39億元。發展商與同日推出3號價單涉396伙,實用面積324至866平方呎,折價售價699.3萬至1,833.6萬元,折實平均售價20,988元,較2號價單高出2.89%。恆基(00012.HK)旗下的北角項目「君譽峰」亦錄2宗成交。
另外,萬科香港發展的屯門項目「Le Pont上源」在昨日(15日)錄得1宗兩房單位成交。會德豐地產旗下日出康城項目「MALIBU」周六昨天以招標形式售出高層4房海景單位,並於昨日重推4伙單位,63組買家到場登記,售出1伙1房單位、1伙2房單位、1伙2房半單位及1伙3房單位。
在二手市場方面,中原地產十大屋苑本周末錄得14宗成交,較上周末跌6.7%;美聯物業十大藍籌屋苑合共錄得約13宗買賣成交,按周下跌約13.3%;利嘉閣十大指標屋苑累錄18宗二手買賣個案,按周增加64%;香港置業港、九及新界十大二手指標藍籌屋苑錄得11宗成交,按周升約57%。
有地產代理指,新界新盤持續熱銷,發展商亦即時加推單位應市,令向隅客未有大批回流至二手市場,二手交投未能即時受惠。另一方面,新冠疫情反反覆覆,政府再次收緊限聚令,影響睇樓活動,二手交投略為受壓。
