过去周末一手新盘录450宗成交 「柏傲庄II」次轮开售9小时即售罄
综合市场消息,过去周末一手新盘市场共录约450宗成交,按周微跌8%。当中,新世界(00017.HK)与港铁(00066.HK)合作发展的大围站上盖项目「柏傲庄II」在周六(14日)展开次轮销售涉共343伙,开售约9小时所有单位经已售罄,套现逾39亿元。发展商与同日推出3号价单涉396伙,实用面积324至866平方尺,折价售价699.3万至1,833.6万元,折实平均售价20,988元,较2号价单高出2.89%。恒基(00012.HK)旗下的北角项目「君誉峰」亦录2宗成交。
另外,万科香港发展的屯门项目「Le Pont上源」在昨日(15日)录得1宗两房单位成交。会德丰地产旗下日出康城项目「MALIBU」周六昨天以招标形式售出高层4房海景单位,并於昨日重推4伙单位,63组买家到场登记,售出1伙1房单位、1伙2房单位、1伙2房半单位及1伙3房单位。
在二手市场方面,中原地产十大屋苑本周末录得14宗成交,较上周末跌6.7%;美联物业十大蓝筹屋苑合共录得约13宗买卖成交,按周下跌约13.3%;利嘉阁十大指标屋苑累录18宗二手买卖个案,按周增加64%;香港置业港、九及新界十大二手指标蓝筹屋苑录得11宗成交,按周升约57%。
有地产代理指,新界新盘持续热销,发展商亦即时加推单位应市,令向隅客未有大批回流至二手市场,二手交投未能即时受惠。另一方面,新冠疫情反反覆覆,政府再次收紧限聚令,影响睇楼活动,二手交投略为受压。
