經絡:一個月拆息創逾九年半低 紓供樓壓力

經絡按揭轉介稱,截至11月13日,一個月銀行同業拆息(HIBOR)跌至0.117厘,連跌七個交易日,並創逾九年半新低。

現時銀行新造H按計劃一般為H+1.5%,封頂息率為2.5%。在拆息高企時,供樓人士或須以封頂息率供樓。而一個月HIBOR曾於今年1月2日升至2.27%的年內最高位,假設貸款額為600萬元、還款期30年,供樓人士須以封頂息率(2.5%)供樓,每月供款金額23,707元,全期利息為2,534,611元,對比以今日HIBOR約0.12厘計算,實際按息為1.62%,比封頂息率減少88點子,每月供款跌至21,054元,比封頂息率減少2,653元或下跌11.2%;全期利息跌至1,579,606元,比封頂息率減少955,005元或下跌37.7%。拆息持續低企,能為供樓及置業人士節省更多利息。

經絡按揭轉介首席副總裁曹德明指出,全球低息環境持續,預期各國將會維持寬鬆的貨幣政策,在「水浸」的情況下,資金有機會持續流入香港的銀行體系,預料短期內銀行體系結餘有機會由現時的4,575億元(截止11月12日)增加至5,200億元,一個月拆息亦有機會挑戰0.1厘。拆息持續回落,對樓市有穩定作用,但曹氏指,政府在資金過剩的情況下,不排除會推出相應逆周期措施,以管控本港銀行體系風險。

此外,曹氏表示在資金成本相對穩定下,現時不少銀行開始爭取明年第一季按揭業務,銀行有機會將新造H按計劃調低至H+1.3%或現金回贈調高至1%。不過曹氏提醒,在疫情及大市不確定情況持續下,建議置業人士在考慮置業前亦要先做足風險管理及預算。
