中原CCL本周跌0.5% 受裁员及东涌商业地流标影响

中原城市领先指数CCL最新报176.69点,按周跌0.54%。中原城市大型屋苑领先指数CCL Mass报180.42点,按周跌0.68%。CCL(中小型单位)报177.73点,按周跌0.62%。CCL Mass及CCL(中小型单位)同样连升3周後回软。

CCL(大型单位)报1701.24点,按周跌0.09%。豪宅楼价波幅扩大,指数於170点到175点之间反覆,近5周持续一周升一周跌。

研究部高级联席董事黄良升指出,上周CCL四大整体指数齐升,本周齐跌。受到大企业裁员及东涌商业地皮流标的不利消息影响,楼价单周回软,升势短暂受阻。但中秋节长假後楼价明显摆脱低位向升,4周计CCL累升0.49%,CCL Mass累升0.65%,CCL(中小型单位)累升0.61%。指数尚未反映新盘热卖,定息按揭试验计划延长一年,以及第四波疫情反扑的影响,市场利好利淡消息交错,预期楼价走势反覆向上。

四区方面,九龙CCL Mass报177.18点,创9周新高,按周升0.83%,连升4周共2.67%。新界东CCL Mass报188.81点,按周跌2.20%,连升4周後正常回软。新界西CCL Mass报164.93点,按周跌0.94%,连升3周後正常回软。港岛CCL Mass报183.44点,按周跌1.39%,连跌2周共1.47%。
