藍光發展(600466.SH)：10月新增5個房地產項目
格隆匯 11 月 10日丨藍光發展(600466.SH)披露2020年10月新增項目情況簡報，2020年10月，公司新增房地產項目情況如下：
1、公司下屬控股子公司西安垣錦鏵置業有限公司通過西安市公共資源交易中心公開競得西安市HT01-30-15號地塊。該地塊位於西安市航天基地航天南路以南、規劃三路以東、少陵路以北，土地面積約為59.22畝，1≤容積率≤2.5，土地用途為城鎮住宅用地，出讓年限為70年。該地塊土地成交總價及補償款合計為約10.1億元(不含交易税費)，目前公司持有該項目75%的權益。
2、公司下屬控股子公司昆明坤錦房地產開發有限公司通過昆明市公共資源交易中心公開競得昆明市KCWH2019-2-A1、KCWH2019-3-A1、KCWH2019-4-A1號地塊。其中KCWH2019-2-A1號地塊位於昆明市五華區普吉街道辦事處，土地面積約為33.49畝，1＜容積率≤4.4，土地用途為零售商業、批發市場、餐飲、旅館、商務金融、城鎮住宅用地，出讓年限為住宅70年、商業40年；其中KCWH2019-3-A1號地塊位於昆明市五華區普吉街道辦事處，土地面積約為33.78畝，1＜容積率≤2.8，土地用途為零售商業、批發市場、餐飲、旅館、商務金融、城鎮住宅用地，出讓年限為住宅70年、商業40年；其中KCWH2019-4-A1號地塊位於昆明市五華區海屯路，土地面積約為114.22畝，1＜容積率≤3.2，土地用途為城鎮住宅用地，出讓年限為住宅70年。上述地塊成交總價為約13.52億元(不含交易税費)，目前公司持有該項目51.03%的權益。
3、公司下屬全資子公司四川藍光和駿實業有限公司通過合作方式取得瀘州市510500-2020-B-027號地塊。該地塊位於瀘州市城西華陽北路東側，土地面積約為83.43畝，1＜容積率≤2，土地用途為城鎮住宅用地(兼容零售商業用地)，出讓年限為住宅70年、商業40年。該地塊成交總價為約5.17億元(不含交易税費)，目前公司持有該項目51%的權益，公司按照權益比例應承擔的土地價款為約2.64億元。
4、公司下屬控股子公司南昌城鉅置業有限公司通過江西省公共資源電子交易平台-土地使用權和礦業權網上交易系統公開競得上饒市DEA2020043號地塊。該地塊位於上饒市高鐵新區天佑大道南側、葛仙山路東側、桃源路北側、站西路西側，土地面積約為34.13畝，容積率≤2，土地用途為城鎮住宅用地，出讓年限為70年。該地塊成交總價為1.701億元(不含交易税費)，目前公司持有該項目51%的權益。
5、公司下屬控股子公司桐鄉市華駿置業有限公司通過浙江省土地使用權出讓網上交易系統公開競得桐鄉市桐土儲[2020]23號地塊。該地塊位於桐鄉市崇福鎮世紀大道北側，京杭大運河東側，民豐路南側，土地面積約為52.88畝，1＜容積率≤1.9，土地用途為城鎮住宅用地，出讓年限為70年。該地塊成交總價為4.96億元(不含交易税費)，目前公司持有該項目51%的權益。
上述項目，未來可能因股權轉讓、引進合作方共同開發等原因導致公司在項目中所佔的權益比例發生變化。
