仲量聯行料大圍「柏傲莊I」向隅客轉向區內其他新盤 二手市場未必受惠
仲量聯行報告指出,大圍站上蓋新盤「柏傲莊I」的向隅客將注視區內其他部署推售的新盤,涉及1,531個單位,二手市場未必受惠。
仲量聯行香港資本市場部資深董事李遠峰表示,預期大部分向隅客不會流入二手市場並推高二手樓價。第一,項目的第二及三期仍有接近2,200個單位可供認購;第二,一手買家一般鍾情新設施同時不一定需要即時入住;第三,財政靈活性較低的買家普遍傾向購買一手單位,因為能獲批貸款或發展商提供按揭或財務優惠的機會較高。
該行大中華研究部主管黃志輝則指,事實上,相信向隅客的注意力或會轉投區內其他即將推出的大型新盤,例如:深圳中洲置業發展的火炭坳背灣街1號項目(1,335個單位)以及新鴻基地產(00016.HK)的沙田瓏珀山第1期(196個單位),兩項目均預計於2022年完工,與柏傲莊第一及二期同年落成。
