中原:日出康城第13期接獲9份標書反應合預期 補地價金額合理

日出康城第13期項目今日(29日)截標,共接獲9份標書,項目於上月接獲多達35份發展意向書。中原測量師行張競達表示,日出康城壓軸一期上月接獲35份意向書,創項目新高,招標反應亦合乎預期,共接獲9份標書。市場消息指,日出康城第13期項目補地價金額高達55.68億元,每呎補地價3,600元,為各期最高,與去年3月批出的11期每呎樓面補地價約3,194元相比,補地價金額高約13%。

張競達指出,康城區現時發展漸見成熟,擁鐵路概念之餘,康城商場亦已分階段啟用;第13期項目面向將軍澳海灣,景觀一流,且連接康城商場,配套完善,確有其吸引力,加上區內近年推出的新盤均錄得理想銷情,增強發展商投標信心,故第13期項目補地價金額屬合理,成功吸引多家發展商入標,把握區內最後一個發展機會。

該項目在港鐵康城站西北面,位於5期及8期中間,屬臨海地皮,住宅樓面面積上限為154.67萬平方呎,提供最多2,550個住宅單位。
