调查:9月份有置业意欲受访者回落至17%

花旗银行於今年9月就2020年第三季市民置业意向调查,探讨新型冠状病毒肺炎对市民置业取态的影响。调查结果显示,在今年首三季,均有约十分之一市民认为是置业好时机,人数是有纪录以来的高位。

调查结果推算出今年第二季有近50万人於受访前一个月内有参观楼盘,是2013年以来最多人数,第三季数字虽回落至近40万人,但人数比上年同期仍高出五成多,反映出市民的置业兴趣。

就疫情对市民看楼市的影响,受访者预期年底比年初楼价跌幅中位数为5%,认为疫情对楼价的打击最多8%,对比2003年沙士期间楼价实际跌幅10%至12%为轻。

市民对未来一年楼价的看法跟随疫情数字反覆上落,9月的调查结果显示,认为未来一年楼价向下的人数(43%)比持相反看法的人数(23%)较多,比6月时较看淡楼市,但比3月时较看好。

於6月疫情稍为缓和时,有21%受访者表示有置业意欲,回到上年第三季的水平,但9月时有置业意欲的受访者再回落至17%,与年初相若。

疫情下置业兴趣增加的市民大多数仍在观望中,期望楼价再跌两成才入市,而业主则仍维持信心,只有5%业主有兴趣现在出售物业。

花旗银行零售银行业务主管李贵庄表示,调查结果显示,楼市气氛随着疫情发展反覆变化,市民在第二季开始重拾置业信心,至第三季疫情反弹而变得较为谨慎,但仍有不少人认为是置业好时机,更见有为数不少的市民参观楼盘,反映累积的置业需求仍有待释放。花旗建议有意置业的市民全面评估个人的财务状况,选择最能切合个人所需的按揭计划。

是项调查为花旗银行委托香港大学社会科学研究中心,以随机抽样电话访问形式,在2020年9月访问超过500名香港市民。自2010年开始,花旗银行进行季度置业意向调查,以评估香港市民现时的置业情况、了解其置业的意向及对未来楼价走势的意见。
