《周末楼市》重阳长假一二手楼市畅旺 「柏傲庄I」次轮全数沽清套现84亿元
重阳长假一手市场有表现,新世界发展(00017.HK)及港铁公司(00066.HK)合作发展的大围站「柏傲庄I」次轮开售全数沽清,新世界发展执行副主席兼行政总裁郑志刚指,「柏傲庄I」推出市场短短两周,不单破纪录成为97後收票王,767伙可售单位更迅速全数沽清,套现84亿元,连同期内其他售出单位,本港总合同销售接近100亿元,创下疫市销售佳绩,并完成了集团2021财年200亿元销售目标近一半,「柏傲庄II」快将推出,最快明天上载楼书,以满足买家的炽热需求。
香港小轮(00050.HK)、帝国集团、恒基地产(00012.HK)负责销售的屯门「帝御.星涛」已接逾2,000个登记,并宣布加推62伙,加价约2%,开售前有机会再加推。
二手市场方面交投亦畅旺,中原地产十大屋苑本周末录得22宗成交,较上周末录11宗升一倍,创5月初以来24周新高,而3天重阳节长假期共录约25宗成交。据美联物业分行统计,在刚过去的重阳节三天长假(10月24至10月26日)10大蓝筹屋苑合共录得约27宗买卖成交,如按周六及周日两天则录得约23宗成交,较上周末两天升约91.7%,创23周新高。
综合利嘉阁地产分行网络数据,在过去的周末十大指标屋苑累录18宗二手买卖个案,按周增加38%,创七个周末以来新高;而重阳节三天假期十大指标屋苑则合共录得24宗买卖。香港置业二手指标蓝筹屋苑於过去3天长假期共录19宗成交;至於单计周末两日则录得17宗成交,较上周末大幅攀升约2.4倍。
中原地产亚太区副主席兼住宅部总裁陈永杰表示,近日疫情稳定,发展商纷纷加快推盘步伐,市场上刚性需求高企,新盘销情炽热同时带动整体交投气氛,若疫情持续受控,料旺市可持续至11月。
而美联物业住宅部行政总裁布少明则表示,重阳长假楼市起动,加上大围新盘「柏傲庄I」藉长假进行次轮发售,销情继续火热,虽然吸纳部份客源与资金,但同时带动买家涌入二手市场,10大屋苑全数录得成交,可见各区均有买家出动,购买力持续释放,因而出现「一二手同旺」的情况。布少明预期,随着第四季新盘「货如轮转」或有近万伙登场,楼市气氛有机会持续畅旺,加上向隅客或将陆续回流,料二手交投仍会稳定。
