屯门「帝御-星涛」首推123伙 折实价298.8万元起
由帝国集团、香港小轮(00050.HK)合作发展及恒基地产(00012.HK)任销售代理的屯门青山公路青山湾段住宅项目「帝御-星涛」推出首张价单,共涉及123单位,包括28伙开放式、44伙一房、26伙一房连衣帽间、21伙两房、2伙三房及2伙四房单位,实用面积介乎208至996平方尺。
售价介乎328.4万至1,533.2万元,尺价介乎14,369至18,269元。计及最高9%优惠後,折实售价介乎298.84万至1,395.21万元,折实平均尺价为14,585元。
恒基物业代理营业(一)部总经理林达民表示,此定价为「疫情价」,承认有将疫情的因素考虑在内,仅较第一期的成交平均尺价高1%。他指在推售第一期时疫情严竣,希望疫情纾缓後,市场会回到理想情况。
他又提到,除了4伙三房及四房单位外,其余全部单位的折实售价均为600万元以下,形容与目前市场上的新盘无竞争。项目将於明天(23日)开始收票,并对公众开放示范单位,料最快下周开卖。
