仲量聯行:9月甲廈租金跌幅進一步收窄
仲量聯行報告指出,9月香港整體甲級寫字樓租金跌幅進一步收窄。第三波新冠疫情受控,令香港各主要商業區寫字樓租金跌幅持續收窄。整體甲級寫字樓租金於8月按月下跌1.7%後,9月按月下跌1.3%,較上半年每月平均逾2%的跌幅緩和。
不過,港島傳統核心商業區所承受的租金下調壓力仍最大,由於租賃需求依然疲弱及空置率持續上升,租金按月下跌逾1.5%。
隨著租戶由中區遷往非核心區,大量寫字樓空間重投租賃市場,9月整體市場錄得24.35萬平方呎的負吸納量。證監會(SFC)由中環遷往港島東,令中環寫字樓空置率升至6.8%。
該行香港商業部資深董事嚴威程稱,不少企業對寫字樓租賃抱觀望態度,整體寫字樓租賃需求仍然疲弱。不過,仍看見部分企業趁業主願意提供較優惠的租賃條款,決定承租新寫字樓以整合他們位於不同地點的寫字樓及提升辦公室質素。
投資物業市場方面,該行大中華研究部主管黃志輝稱,9月寫字樓物業買賣交投仍處於低位,僅錄得數宗逾2,000萬元的分層寫字樓成交。商舖投資市場交投亦見呆滯,尤其於核心購物區。由於零售市場仍主要靠本地消費支撐,投資者對非購物區的商舖較感興趣,相信此趨勢將持續。
