仲量联行:9月甲厦租金跌幅进一步收窄

仲量联行报告指出,9月香港整体甲级写字楼租金跌幅进一步收窄。第三波新冠疫情受控,令香港各主要商业区写字楼租金跌幅持续收窄。整体甲级写字楼租金於8月按月下跌1.7%後,9月按月下跌1.3%,较上半年每月平均逾2%的跌幅缓和。

不过,港岛传统核心商业区所承受的租金下调压力仍最大,由於租赁需求依然疲弱及空置率持续上升,租金按月下跌逾1.5%。

随着租户由中区迁往非核心区,大量写字楼空间重投租赁市场,9月整体市场录得24.35万平方尺的负吸纳量。证监会(SFC)由中环迁往港岛东,令中环写字楼空置率升至6.8%。

该行香港商业部资深董事严威程称,不少企业对写字楼租赁抱观望态度,整体写字楼租赁需求仍然疲弱。不过,仍看见部分企业趁业主愿意提供较优惠的租赁条款,决定承租新写字楼以整合他们位於不同地点的写字楼及提升办公室质素。

投资物业市场方面,该行大中华研究部主管黄志辉称,9月写字楼物业买卖交投仍处於低位,仅录得数宗逾2,000万元的分层写字楼成交。商铺投资市场交投亦见呆滞,尤其於核心购物区。由於零售市场仍主要靠本地消费支撑,投资者对非购物区的商铺较感兴趣,相信此趋势将持续。
