中原CCL按周跌1.25% 终止两周连升
中原城市领先指数CCL报175.83点,按周跌1.25%,终止两周连升。受到豪宅楼价波动拖累,CCL走势回软。CCL(中小型单位)报176.65点,按周跌0.84%,连续七周於177点上下窄幅争持。
CCL(大型单位)报171.55点,按周跌3.42%,终止两周连升。豪宅楼价波幅扩大,指数於171点到177点之间反覆。
研究部高级联席董事黄良升指出,中原城市大型屋苑领先指数CCL Mass最新报179.26点,按周跌0.62%。楼价持续一周升一周跌,兼连续七周於180点上下窄幅争持,最高180.74点,最低179.26点。指数正在寻底,寻底成功的讯号有待确认,展望中秋後楼价可以重拾升轨。本周指数反映中秋节前一周的二手市况。本周大围新盘柏傲庄I认购反应热烈,对香港楼价的影响将会在2020年11月上旬公布的CCL开始反映。
四区楼价连续三周两区升两区跌,走势上各自寻底。港岛CCL_Mass报186.57点,按周升1.89%,终止两周连跌。新界东CCL_Mass报188.96点,按周升0.30%,近六周企稳189点水平。九龙CCL_Mass报172.57点,按周跌1.49%,连升两周後回软。新界西CCL_Mass报163.37点,按周跌2.82%,指数上周急升今周急跌,走势反覆。
今天(2020年10月16日)公布的指数,根据2020年10月5日至10月11日签订正式买卖合约的中原集团成交计算。当中有近七成的交易是在2020年9月21日至9月27日签临时买卖合约,是本地再现肺炎确诊个案第12周的市况。
