美联:东涌商业地估值44.15亿元 料反应审慎不排除流标

地政总署推出的东涌市地段第45号地皮将於本周五(16日)截标,美联测量师行董事林子彬表示,虽然东涌区商业地皮供应有限,但由於市场对非核心商业区地皮需求未见殷切,加上项目位置偏远及规模庞大,故入标反应料未会太踊跃,难与近期推出的住宅用地的入标反应相提并论,并不排除存在流标风险。若以每尺楼面地价约3,500元计算,估值约44.15亿元。

林子彬称,是次推出的东涌商业用地,地皮积约13.28万平方尺,可建楼面约126.13万平方尺,项目位处填海区,与东涌市中心有一段距离,虽然邻近未来拟兴建的东涌东站,惟该车站计划於2029年才启用,区内发展有待成熟,故属长远投资。此外,项目约9成楼面属写字楼发展,在目前的营商环境下,工商铺市道受压,故商业项目投资料趋保守,而且目前市区亦不乏商业楼面及土地供应,故东涌区的商业用地竞争力及潜力亦不及市区。

事实上,市场对非商业核心区的商业用地反应一般,例如过去在非商业核心的启德区商业用地市场反应便远逊住宅用地,加上是次项目发展规模庞大,区内的商业项目发展未见成熟,故项目招标反应料具一定考验。此外,值得留意,发展商於区内的商业发展项目经验较少,而且需求有限,预期入标的以大型发展商或财团为主,由於竞投发展商需衡量投资风险,预期出价不会太进取。
