美联维持全年楼价升3至5%预测 季内新盘销售量料创逾4年新高
美联物业住宅部行政总裁布少明估计,随着疫情缓和,加上第四季新盘「报复式」群推,料季内新盘销售量有望反弹至6,000伙,届时将创逾4年新高。二手方面,预计全年二手将「价量齐升」,料注册量按年升逾一成,预期楼价维持全年升3至5%的预测。
经络按揭转介首席副总裁曹德明表示,根据最新数据反映,7至8月份涉及按揭保险计划的新取用贷款个案,占整体新取用按揭贷款宗数均超逾三成,已创纪录新高,足见较高成数按揭需求殷切。为进一步重启换楼链运作,布少明及曹德明呼吁政府放宽1,000万至2,000万以下物业的按揭保险成数,由上限5成增至7成,并全面取消压测。
