世邦魏理仕料全年甲级写字楼租金下跌最多20%
世邦魏理仕发表报告指,第三季甲级写字楼租金按季下跌3.9%,第一季及第二季跌幅分别为3.5%及7%,年初至今租金下跌14.8%,该行预计全年跌幅将会达到15%至20%,中环甲级写字楼跌幅则为较大的20%至25%。第三季甲级写字楼空置率为9.6%,预计全年将会上升至10%。
商铺方面,虽然本港於第三季爆发第三波新型肺炎疫情,不过近月整体零售额的按年跌幅持续收窄,该行表示有部份日本零售集团对本港市场表现兴趣,相信未来一段时间将会落户香港,提升市场信心。首三季本港商铺租金跌幅达20%,该行预计第四季将会再跌至少5%,全年跌幅约30%。
报告并指,第三季商业房地产投资交易额仅得44亿元,为2009年第一季以来最低。年初至今交易额亦仅得180亿元,仅占去年全年的26%。
