《大行報告》麥格理:內房股估值吸引 首選世茂、龍湖和金茂
麥格理在研究報告中表示,與內地房地產市場人士討論過後,認為樓市9月份銷售表現已恢復到疫情前水平,但買家信心仍未完全恢復,銷售去化率僅55%,而疫情前水平為60%至65%。
該行指,市場情緒主要是受7月起的內房政策收緊所影響,但指出現階段調控措施仍然溫和,預期最重磅的「三條紅線」措施,對土地市場的影響將在未來幾個月後浮現。
麥格理指出,9月份內房合約銷售增幅由8月的29%降至25%,預計開發商在緊縮的融資環境下將加快現金回流,因此下半年銷售升勢將持續。年初至今內房股累跌16%,該行認為估值具吸引力,首選世茂(00813.HK)、龍湖(00960.HK)及中國金茂(00817.HK),物管股首選碧桂園服務(06098.HK)及雅生活(03319.HK)。
