格隆匯 9 月 28日丨深圳機場(000089.SZ)公佈,為深入貫徹黨中央、國務院重大決策和省、市統一部署,根據深圳市發展改革委等8部門聯合出台的《關於印發<關於積極應對新冠肺炎疫情進一步幫扶服務業小微企業和個體工商户緩解房屋租金壓力的實施方案>的通知》(深發改規[2020]4號)、深圳市國資委出台的《關於貫徹落實積極應對新冠肺炎疫情進一步幫扶服務業小微企業和個體工商户緩解房屋租金壓力實施方案》(深國資委函[2020]409號)等政策要求,公司制定了物業租金減免實施方案。

《關於積極應對新冠肺炎疫情進一步幫扶服務業小微企業和個體工商户緩解房屋租金壓力的實施方案》(深發改規[2020]4號)規定:“對於租用國有物業(包括國有企業和政府部門、高校、研究院所等行政事業單位物業,含廠房、創新型產業用房、寫字樓、農批市場、商鋪、倉儲物流設施、配套服務用房等)的非國有企業、科研機構、醫療機構、個體工商户,在《深圳市應對新型冠狀病毒感染的肺炎疫情支持企業共渡難關的若干措施》(深府規[2020]1號)有關減免物業租金規定的基礎上,延長免租期限1個月。轉租、分租國有物業的,出租人負責通過與中間承租人加強溝通、簽訂合同等方式,確保減免租金足額惠及最終承租人,國有物業主管部門適時開展落實督查。”

根據市發改委和市國資委相關政策要求,沿用《深圳市應對新型冠狀病毒感染的肺炎疫情支持企業共渡難關的若干措施》中關於物業租金的減免方案,對公司及所屬企業(含快件中心)持有物業進行租金減免。公司此次減免物業範圍包括航空性配套商業、倉儲物流設施、廠房、配套服務用房四大類,面積共計約16.23萬平方米。減免對象:非國有企業、科研機構、醫療機構、個體工商户。減免期限:考慮到疫情對租户經營的衝擊及免租政策的延續性,減免期限為2020年4月1日至4月30日。減免費用項目:物業租金、物業管理費(含空調費、停車場費)。按照上述減免方案,共計減免3993萬元。其中,物業租金3748萬元、物業管理費(含空調費、停車場費)245萬元。

此次租金減免涉及公司2020年營業收入約為人民幣3993萬元,佔2019年經審計的營業收入比例約1.05%,預計此次租金減免涉及的租金和物業管理費總金額對公司2020年歸母淨利潤影響約為2995萬元,佔2019年經審計的歸母淨利潤的比例約5%。此次租金減免對公司2020年營業收入、歸母淨利潤的影響系未經審計的預估數據,僅為投資者瞭解此次租金減免對公司的影響所用,公司提醒投資者審慎使用該等數據。此次租金減免不會影響公司的持續經營能力及長期發展。公司2020年半年度報告未體現此次租金減免金額,此次租金減免情況將納入公司第三季度報告體現。
