九龙湾「高银金融国际中心」全幢放售招意向 估值逾120亿元楼面尺价万四
莱坊公布,承委任接管人及经理人「保国武和马肇明先生」,委托为独家代理,放售位於九龙湾启祥道17号的高银金融国际中心,现邀请递交意向书,截止日期为11月11日(星期三)正午12时正。
高银金融(00530.HK)旗下高银金融国际中心於2016年竣工,楼高28层,占地面积约71,042平方尺,总楼面面积约85.24万平方尺。其标准楼层面积约3.5万平方尺,为九龙湾其中一座楼面最宽敞实用的甲级写字楼之一。该物业现时出租率约为76%。该行预计该物业的售价逾120亿元,即每平方尺价约1.4万元。
高银金融上周五(25日)发盈警,料截至今年6月底止年度录重大亏损61亿元,对上财年同期录纯利63.68亿元,主因持有之发展中物业就启德住宅项目而减值约27.86亿元;由於香港物业市场的价值及租金回报下跌,投资物业之公平值录得减少约21.96亿元等。董事会强调,发展中物业的减值仍为一次性项目,以及公平值减少和减值亏损为非现金项目。集团将会继续寻找机遇出售其资产,以减低现有借贷且增强财务灵活性。
另今年9月1日,公司间接全资附属赐誉作为借款人,与长实集团(01113.HK)一间全资附属公司牵头订立融资协议,内容有关定期贷款融资合共88亿元。
高银金融今早(28日)低开近1%,报1.02元後,早市跌幅略扩,届今早约10时50分,报1元,成交疏落仅15.4万股,涉15.4万元。
