内房业界料企业集中度或再提升
据《经济参考报》引述业内人士表示,内地经济结构转型升级以及「房住不炒」大背景下,房地产行业流动性管控将成为常态。在高度压力下,资金获取能力将成房企考核关键,正因为此,体量较小房企将放慢增长脚步稳健发展,而体量较大、资金充裕房企则将继续加速项目落地,在此背景下,房地产行业或再向头部集中。
报道指,2020年下半年,随着经济秩序的逐渐恢复,部份地区房地产市场再迎集中上扬,随之监管部门再次重申「坚持不将房地产作为短期刺激经济的手段」。同时,对於房企融资规则在酝酿近两年後正式进行试点,房企资金遭严控,负债处置压力大幅升级。
