格隆匯 9 月 22日丨濱江服務(03316.HK)公佈,2020年9月22日,公司間接全資附屬寧波濱潤與杭州濱普房地產訂立萬家名城接受函,及與杭州普特房地產訂立西溪之星接受函,確認在浙江華通拍賣有限公司為轉讓儲藏室及停車位的使用權而舉辦的競標中,寧波濱潤為中標人,以代價人民幣1402.98萬元獲得儲藏室及停車位的使用權。有關收購的協議將於2020年10月前後訂立。儲藏室和停車位均位於項目中。

根據萬家名城接受函,寧波濱潤同意以代價人民幣429萬元自杭州濱普房地產獲得萬家名城儲藏室及萬家名城停車位的權利。萬家名城儲藏室及萬家名城停車位均位於萬家名城項目內。

根據西溪之星接受函,寧波濱潤同意以代價人民幣973.98萬元自杭州普特房地產獲得西溪之星儲藏室及西溪之星停車位的權利。西溪之星儲藏室及西溪之星停車位均位於西溪之星項目內。

公告稱,由於項目已完成開發,濱江控股銷售部已在項目竣工時搬離項目所在位置,由本集團(即向項目的小區業主提供持續物業管理服務的供應商)接管向小區業主轉讓及租賃相關停車位及儲藏室的使用權更為便利。由於萬家名城第一期停車位、萬家名城第二期停車位及西溪之星停車位之每户配比比例分別為1:0.982、1:0.942和1:1.016,萬家名城第一期儲藏室、萬家名城第二期儲藏室及西溪之星儲藏室之每户配比比例分別為1:0.030、1:0.047和1:0.075,公司認為項目的住宅單元業主對停車位及儲藏室將有穩定的需求。
