仲量联行:8月整体甲厦租金跌幅收窄 核心区街铺空置率续升

仲量联行指出,第三波新冠病毒疫情缓和後,8月香港整体甲级写字楼租金跌幅收窄。

该行香港商业部主管鲍雅历称,8月份租金跌幅较今年上半年缓和。整体甲级写字楼租金上月按月下跌1.7%,较今年上半年平均每月跌幅逾2%比较,跌幅已收窄。今年下半年越来越多企业积极部署其在地产方面的需要,但节约成本依然是首要的考虑因素。租金回落也鼓励个别企业在中环转租质素更佳的写字楼,此趋势料於未来数月及2021年持续。

他指出,8月中环甲级写字楼租金跌幅仍为各区最高,租金按月下跌2.5%,原因是空置率已升至6%,为2005年12月以来最高。区内新租赁成交寥寥可数,其中部份个案为租户原区搬迁至其他写字楼以节省成本。区内招顶租楼面面积持续增加,约达52万平方尺净楼面面积(占甲级写字楼存量2.2%),为自2002年10月以来首次超过50万平方尺。

商铺市场方面,该行大中华研究部主管黄志辉称,整体商铺租赁市场表现仍见呆滞,核心购物区街铺空置率持续上升,令租金受压。据悉,包浩斯国际(00483.HK)以每月26万元承租了位於旺角西洋菜南街两间相连地铺,涉及面积约1,266平方尺,租金较原租户Nature Republic的租金低约68%。
