金陵飯店(601007.SH)擬5000萬元參設金陵文旅產業基金
格隆匯9月17日丨金陵飯店(601007.SH)公佈，為了積極響應省委省政府關於大運河文化帶建設的重大決策部署，抓住政策機遇，積極拓展“金陵”連鎖酒店佈局，並藉助社會資本的力量，更快更好地孵化金陵多層級新品牌體系，提升公司市場競爭力及行業地位，公司擬與江蘇圌山旅遊文化發展有限公司(“圌山旅文”)、西藏弘毅合眾企業管理中心(有限合夥)(“西藏弘毅”)、江蘇省新興產業投資管理有限公司(“新興產業投資公司”)等單位，共同設立金陵文旅基金。
金陵文旅基金將通過設立全資或合資的項目公司、採取“租賃經營+裝修投資”等方式獲取酒店經營權，並委託公司控制的酒店管理主體進行專業化運營管理。
金陵文旅基金募集規模目標為2-3億元；首期認繳出資1.3億元，其中公司作為有限合夥人擬認繳出資5000萬元、圌山旅文(有限合夥人)擬認繳出資5000萬元、西藏弘毅(有限合夥人)擬認繳出資2800萬元、新興產業投資公司(普通合夥人)擬認繳出資200萬元。執行事務合夥人、基金管理人為新興產業投資公司(普通合夥人)。該基金主要從事長三角區域為主的酒店住宿類項目投資、酒店管理公司投資收購以及相關文旅等領域的項目投資。
目前，公司已推出精品商務酒店(金陵嘉瓏)、主題文化酒店(金陵文璟)、休閒度假酒店(金陵山水)、智能公寓酒店(金陵嘉辰)等一批中高端新品牌。此次與專業投資機構等單位合作設立金陵文旅基金，符合公司酒店主業發展戰略，是推進“品牌運營與資本擴張”雙輪驅動戰略的有益嘗試、在宏觀政策支持及充分競爭的市場環境下實施的市場化投資佈局，有利於加快金陵連鎖酒店的擴張步伐，有利於金陵連鎖多品牌、多模式、多體系經營的創新和孵化，旨在充分藉助外部專業投資機構的優勢資源、投資經驗、風險控制能力，通過“基金投資+金陵運營”的市場化運作機制，一方面可以放大資本倍數、撬動社會資本，以解決連鎖經營佈局中的資金投入問題，有效拓展租賃經營的業務模式，推動公司快速、低成本地搶佔市場優質資源；另一方面通過專業化運營管理基金投資的酒店項目，可以打造公司旗下系列品牌旗艦店，進一步擴大品牌影響力，提高金陵連鎖酒店市場佔有率，有利於公司長遠可持續發展。
