周末新盘市场录40伙成交 「御海湾」销情最旺
虽然最近疫情有所缓和,但由於市场欠缺全新推盘,一手楼市的销情尚未能大幅回升。综合市场消息,过去周末共售出40伙新盘,按周减少50.6%。当中,新地(00016.HK)旗下的「御海湾」共沽出11伙,为市场之冠。项目累售202伙,占已出售及以价单形式销售的可售单位超过8成,平均成交尺价逾18,500元,套现超过13亿元。
在二手市场方面,中原地产十大屋苑本周末录得22宗成交,按周微升10%;美联十大蓝筹屋苑合共录得约22宗买卖成交,按周上升约10%;利嘉阁十大指标屋苑累录20宗二手买卖个案,按周增加11%;香港置业港、九龙及新界十大二手指标蓝筹屋苑於周末两日合共录10宗成交,按周增加2宗。
有地产代理表示,一手市场继续按兵不动,欠缺新盘供应,市场焦点集中二手市场,加上部份业主愿意提供合理议价空间以达致成交,呈价跌量升局面,於疫情持续下,二手市道尚算不错。
