華夏幸福(600340.SH)半年報：園區結算收入額同比增長45.68% 回款率較上年同期提升近11個百分點
格隆匯 8 月 28日丨華夏幸福(600340.SH)發佈2020年半年度報告，實現營業收入373.72億元，歸屬於上市公司股東的淨利潤60.62億元，基本每股收益2.01元。
受疫情影響，雖然公司在環北京等主要區域的房地產項目交付結算滯後，導致房地產業務收入同比下降30.24%。公司產業新城業務克服困難，實現園區結算收入額198.44億元，同比增長45.68%，其中產業服務收入132.09億元，同比增長11.24%，環北京以外區域新增產業服務收入102.38億元，同比增長16.69%，報告期內，公司實現銷售額419.33億元。
報告期內，公司在資源儲備上加大投資，為後續發展積蓄力量，新取得土地使用權成交金額為241.52億元，實際支付土地款金額為134億元，截至報告期末存量土地儲備規劃建築面積1273.94萬平方米，較年初增加215.98萬平方米，相關土地資源也將在今年下半年開始陸續啟動建設。
報告期內，公司繼續迴歸經營業務邏輯，持續提升公司財務管理能力，狠抓落實經營回款，公司回款率較上年同期提升近11個百分點；公司持續優化經營性現金流，在公司加大資源儲備投資特別是對商業地產及相關業務的土地投資，以及土地支付金額較去年同期增加27億元的情況下，經營活動現金流量淨額較去年同期仍然取得一定程度的改善，公司整體經營性現金流量淨流出額減少20億元，產業新城及相關業務現金流情況較上年同期得到較大改善，經營性現金流量淨流出額減少91億元。
報告期內，公司在滿足業務拓展及經營需要的情況下，持續控制負債率，優化槓桿，資產負債率較上年末下降0.76個百分點，未來公司也將持續重視優化資產負債結構，確保經營穩健發展。
報告期內，公司持續改善經營質量，管理費用率為6.9%，較上年同期下降0.4個百分點，銷售費用率為1.6%，較上年同期下降0.6個百分點，降費增效效果持續顯現。
