格隆匯8月26日丨合肥城建(002208.SZ)發佈2020年半年度報告,實現營業收入21.05億元,同比增長51.29%;歸屬於上市公司股東的淨利潤2.92億元,同比下降0.54%;歸屬於上市公司股東的扣除非經常性損益的淨利潤2.93億元,同比增長0.02%;基本每股收益0.4223元。

報告期內,合肥住宅市場方面供應量出現下降,住宅成交量和成交均價出現小幅上漲。根據金剛石房地產雲數據統計,2020年上半年受到疫情影響,項目工程受影響較大,住宅市場供應量同、環比均出現下降,僅為266萬平方米。住宅市場成交量受多個純新盤推售,出現上漲,達到335.97萬平方米,同比上漲3.56%;成交均價則小幅上漲達到17717/㎡,環比上漲4.77%。從住宅市場成交方面看,合肥新房市場分化明顯。在面積段方面,90-120平方米、140平方米以上成為成交主力軍,佔總成交面積71%;其中140㎡以上佔比最高,為21%歷年來首次出現,也從側面反應出合肥改善市場擴大,居民改善居住意願強烈。在住宅市場成交總價段方面,100-250萬佔比最高,為66%;其中150-200萬成交佔比最高,為28%,符合當下合肥整體均價水平。

報告期內,除合肥市以外,公司主要銷售項目所在地為三亞市。根據三亞市統計局的統計結果,2020年上半年,三亞市固定資產投資同比下降6.2%,降幅比一季度收窄11.8個百分點,較1-5月份收窄1.7個百分點,其中6月份同比增長0.8%,比增長4.6%。從投資結構看,非房地產投資下降2.4%,降幅比一季度收窄0.9個百分;房地產開發投資下降10.8%,降幅比一季度收窄22.6個百分點。房地產投資佔比43.1%,比一季度提高3.5個百分點。2020年上半年,房屋銷售面積降幅呈現明顯的回升。三亞市房屋銷售面積31.45萬平方米,下降60.3%,比一季度收窄23.2個百分點。其中,商品住宅銷售下降57.9%,比一季度收窄24.9個百分點。
