格隆匯 8 月 26日丨瑞安房地產(00272.HK)公佈2020年中期業績,2020年上半年,集團收入下跌82%至人民幣14.50億元,主要由於時間因素,在本期間沒有新的住宅項目竣工及交付給購房者,因此沒有已確認物業銷售額。2020年上半年的物業銷售下跌97%至人民幣1.61億元。2020年上半年的物業銷售主要為不同項目的物業及停車場存貨銷售。2019年上半年的物業銷售為人民幣51.06億元,餘下收入人民幣12.70億元來自於向一名第三方一次性出售瑞虹新城住宅發展項目第1及第7號地塊49.5%的權益。

2020年上半年的毛利減少73%至人民幣9.64億元,而毛利率則上升至66%(2019年上半年:45%)。毛利下跌主要由於物業銷售及物業投資收入減少,以及欠缺就瑞虹新城出售事項確認的溢利所致。毛利率上升由於物業投資的毛利貢獻比例上升所致,佔毛利總額的78%(2019年上半年:23%)。2020年上半年公司股東應占虧損人民幣16.22億元,2019年上半年公司股東應占溢利人民幣13.26億元。基本每股虧損人民幣20.2分。

土地儲備方面,於2020年6月30日,集團土地儲備的總建築面積為900萬平方米,包括680萬平方米的可供出租及可供銷售面積,及220萬平方米的會所、停車場和其他設施。合共十一個發展項目,分佈於上海、武漢、佛山及重慶這四個中國主要城市的黃金地段。集團應占可供出租及可供銷售的建築面積為440萬平方米。在680萬平方米的可供出租及可供銷售的總建築面積中,約150萬平方米的建築面積已經落成並持有作銷售及/或投資用途。約280萬平方米的建築面積正處於發展階段,餘下的250萬平方米則持有作日後發展用途。

於2020年5月19日及21日,集團分別購入位於上海青浦區蟠龍鎮的兩幅住宅用地以及兩幅商業用地,總代價為人民幣21億元。集團持有這些地塊的80%實質權益。兩幅住宅用地的總建築面積為74,000平方米,而兩幅商業用地的總建築面積則為49,000平方米。
