大發地產(06111.HK)中期實現歸母淨利1.41億元 中期息3.8港仙
格隆匯 8 月 25日丨大發地產(06111.HK)發佈截至2020年6月30日止六個月的未經審計中期業績,報告期間,公司實現合同銷售金額為約人民幣112.076億元及合同建築面積為80.08萬平方米,較2019年同期分別增長約57.6%及35.9%;實現收益約人民幣34.716億元,毛利約人民幣6.98億元,母公司擁有人應占期內利潤人民幣1.41億元,基本及攤薄每股盈利人民幣0.17元,擬派中期股息每股人民幣3.4分(相當於每股3.8港仙)。
報告期間,集團連同其合營企業及聯營公司錄得累計合同銷售金額約人民幣112.076億元,較2019年同期增長約57.6%,主要由於集團連同其合營企業及聯營公司一直專注於深耕長三角地區的房地產市場,導致其累計可銷售建築面積增加所致。
土地儲備方面,報告期內,集團結合公司發展需求和行業趨勢,在深耕長三角地區、佈局國家黃金城市羣的戰略指引下,進一步明確了“1+5+X”的佈局體系。集團在深耕長三角地區核心區域的同時,輻射到成渝、中部、西部、環渤海、粵港澳大灣區5大城市羣,並戰略性地持續關注其他具高發展潛力的重點城市,以合理且具有吸引力的土地成本積極深耕佈局,保障集團土地儲備的可持續發展。
於2020年6月30日,集團連同其合營企業及聯營公司的土地儲備總規劃建築面積約650萬平方米,共計82個項目,分佈在30座城市,平均地價約為人民幣4,890元╱平方米。期內,集團連同其合營企業及聯營公司購入16塊新地塊,估計總規劃建築面積約190萬平方米,平均地價為約人民幣5,974元╱平方米。
展望2020年下半年,集團將積極部署,進一步實施“1+5+X”的佈局體系,深耕長三角核心區域的同時,佈局國家黃金城市羣–成渝、中部、西部、環渤海、粵港澳大灣區,通過深耕重要目標地區和戰略拓展,進一步豐富公司的土儲及提升合約銷售。
作為“情景地產倡導者”,集團一直非常重視品牌建設,通過持續升級的品牌理念,為公司的客户提供卓越的產品品質及生活體驗。配合“4大悦居體系”理念,集團於今年會繼續開拓線上行銷渠道的更多可能性,以補充傳統線下營銷的限制,通過智慧行銷及創新行銷來驅動業績增長。同時,公司一直積極拓展多元化的境內外融資渠道,不斷優化財務結構,融資利率有望一直降低,公司目標嚴格控制財務風險,提升集團的綜合競爭力並保障集團健康穩定發展。
