正榮地產(06158.HK)公佈中期業績 核心純利升8.3% 融資成本進一步下降
格隆匯8月23日丨正榮地產(06158.HK)公佈截至2020年6月30日止6個月業績,公司實現合約銷售金額達560億元人民幣(單位下同),收益為145.42億元,同比增長6.5%;溢利為12.75億元,同比增長8.1%;核心純利為12.43億元,同比增長8.3%。
集團於上半年於12個城市新增土地19幅,預計總建築面積約302萬平方米。集團貫徹落實區域深耕策略,圍繞核心都市圈進行業務擴充。新增土儲中,分別有52%及26%位於集團具有相當優勢的長三角及海峽西岸兩大核心區域,其餘則位於集團重點佈局的中西部區域;而以城市等級來看,65%新增土儲位於具有基本面良好的一、二線城市,包括長三角的上海、南京、蘇州、徐州及無錫;海峽西岸的福州和南昌;中西部的鄭州和成都,進一步深化在核心市場的市場份額,為未來持續高質量發展打下基礎。集團努力改善權益比重,上半年新增土儲的權益佔比穩步提升至73%,較高的拿地權益將有效帶動未來權益銷售上升。
於2020年6月30日,集團於全國32個城市,擁有建築面積2740萬平方米的土地儲備,當中76%的土地儲備位於一、二線城市,土地儲備權益佔比由2019年年末的55%上升至2020年6月30日的58%。期間每平方米土地的平均成本為人民幣4,919元。
得益於債務結構優化,回款及現金流管理,集團的主要財務及信貸比率進一步改善。於2020年6月30日,集團的淨債務與權益比率為71.4%(2019年12月31日為75.2%),繼續處於行業平均水平;現金對短期借貸比率改善至約2.1倍,短債比例從2019年底的34.2%下降至2020年6月30日的30.0%。集團於境內、外市場新增融資的成本均有所下降。期末,借貸加權平均融資成本進一步下降至7.0%。
此外,集團於2020年榮獲多個獎項及榮譽,包括“2020中國房地產上市公司經營績效五強”第一名、2020中國房地產上市公司綜合實力20強、2020中國大陸在港上市房地產公司財富創造能力TOP10、中國房地產開發企業運營效率TOP10、2019年度房地產行業人才管理創新成就獎、華富卓越投資者關係大獎2019等榮譽。
