綠景中國地產(00095.HK)公佈中期業績 土地儲備充足 深耕粵港澳大灣區戰略
格隆匯8月21日丨綠景中國地產(00095.HK)公佈截至2020年6月30日止6個月業績,2020年上半年,集團繼續踐行雙核戰略(核心城市-核心區域)進行項目佈局,通過城市更新與少量市場競購的雙向擴張方式鎖定低成本的高價值土地資源,開發主要佈局在深圳、珠海和香港等大灣區核心城市核心區域的房地產項目。上半年公司實現收益達24.62億元人民幣,毛利達16億元。
期內,集團參與的城市更新項目包括:深圳白石洲城市更新項目、深圳黎光城市更新項目、珠海東橋城市更新項目。其中,被稱為深圳舊改航母的深圳白石洲城市更新項目,位處深圳南山區超級總部的中心位置,擁有卓越的區位價值及高達358萬平方米計容面積的開發規模。項目25%股權已於2019年10月28日注入集團。剩餘股權的大部份計劃將於2020年下半年注入,將進一步夯實集團的資產價值和增長空間。
土儲資源方面,集團主要通過與控股股東聯動方式獲取項目,消除城市更新項目前期的不確定性,更好的與股東、投資者分享收益。控股股東主要負責一級開發的工作,比如跟村民的洽談、資源的整合,等到項目比較成熟、不確定性消除後,才會被注入到上市公司。截至到2020年6月30日,集團擁有土地儲備約414萬平方米,其中約65%位於大灣區內的深圳、香港、珠海及東莞等重點城市。此外,控股股東所擁有的土儲資源規模約1,039萬平方米,包括位於深圳、珠海及東莞樟木頭項目,亦全部位於粵港澳大灣區核心位置。集團充足的價值土地儲備,可以滿足公司穩健擴張與長期發展的需要。
伴隨城市更新項目的推進,集團於期內以住宅+商業雙輪驅動模式,通過持有和經營位於大灣區核心城市核心區域的商業物業,以NEO都市商務綜合體和佐阾購物中心為代表,逐步開拓商業物業面積,為集團貢獻穩定的租金收入和可觀收益。期內,集團繼續積極開拓融資渠道,主動管理到期債務,通過兩地融通平台不斷優化資本及股東結構。作為深圳城市更新先鋒,綠景(中國)將持續受惠大灣區城市更新的上行趨勢及資本優勢,隨着資產即將注入,逐步釋放長期價值增長。
