銀城國際控股(01902.HK)中期實現歸母淨利1.03億元 同比大增逾14倍

格隆匯 8 月 21日丨銀城國際控股(01902.HK)發佈公告,截至2020年6月30日止六個月,集團實現收益約為人民幣45.539億元,較2019年同期增加約21.8%;毛利約為人民幣7.133億元,較2019年同期增加約58.6%;毛利率約為15.7%,較2019年同期增加約3.7個百分點;母公司擁有人應占溢利約為人民幣1.025億元,較2019年同期的約人民幣680萬元增加約1407.4%;基本及攤薄每股盈利人民幣0.07元。

報告期內,集團的收益同比上升約21.8%,主要由於物業銷售所得收益增加。報告期內,集團取得合約銷售金額約為人民幣61.23億元,合約銷售面積約為33.63萬平方米,而合約平均售價約為人民幣18,205元,同比增長約18.2%。合約銷售中超過6成來自南京,該地區銷售均價達約人民幣21,689元,同比增長約31.7%。雖疫情等客觀因素有一定影響,然而集團積極主動應對,及時調整推盤節奏及採用多種渠道推進業務,包括通過在新媒體的網絡直播、應用小程式進行“雲看房”、“雲銷售”、“雲交付”等,在為業主帶來便利的同時,培養在線化的蓄客和數字化引流能力,希望在下半年配合集團既定的推盤節奏,轉化為線下的購買力。同時,集團一如既往專注於開發“全齡宜居、健康舒適、智慧便捷”的優質物業。得益於集團良好的品牌形象和市場的高認可度,6月份,集團多個住宅項目開盤,青雲府、悦見山等項目在開盤就取得當天近八成的去化率的好成績。

土地儲備方面,報告期內,集團在長三角地區持續擴展並收購六幅地塊。該新收購地塊的合約地價總額約為人民幣61.03億元。該期間所收購的地塊平均成本約為每平方米人民幣9,910元。

於2020年6月30日,集團擁有位於中國10個城市的46個項目,其中30個項目由集團所開發及擁有,餘下16個項目由集團的合營企業及聯營公司開發及擁有。於2020年6月30日,集團的土地儲備總建築面積估計約551.05萬平方米,其中集團應占權益的土地儲備面積約433.25萬平方米。
