中期業績受惠收益大幅上升,應占核心溢利升19% 憑藉“一體兩翼”戰略 上半年繼續增購優質土地

格隆匯8月20日丨中駿集團控股(01966.HK)公佈截至2020年6月30日止的中期業績。

受惠於過去三年的銷售高速增長,截至2020年6月30日止六個月,中駿集團錄得收益約人民幣151億元,按年大幅上升45%。確認物業銷售收入約人民幣147億元,實現交付的物業面積約197萬平方米,同比分別增長46%及109%。毛利率為27.9%,溢利較去年同期上升15%至約人民幣25億元。母公司擁有人應占核心溢利增長19%至約人民幣18億元。每股基本盈利約人民幣50.6分。於2020年6月30日,中駿集團淨負債比率維持在市場較低的68.3%,而期內平均融資成本保持平穩於6.7%。為回饋股東支持,董事會建議派發中期股息每股港幣11仙,較去年同期增長10%。

雖然2020年上半年受新型冠狀肺炎疫情的影響,但中央政府為此採取積極的財政政策及適度從寬的貨幣政策,以保持市場流動性,刺激經濟。隨着中國疫情自三月起初步受控,購房者置業信心逐步改善,加上多地政府從供給兩側推出更多扶持政策,積壓的購房需求得以釋放,中駿集團把握疫情期間所儲下的購買力,加大在第二季度的推盤力度,加速去化及回籠資金。期內,中駿集團連同其合營公司及聯營公司實現合同銷售金額約人民幣401億元,合同銷售面積約273萬平方米,按年分別上升8%及減少8%,並於期內完成了全年銷售目標的43%。

期內,中駿集團憑藉堅實的業務基礎和“一體兩翼”戰略,砥礪奮進,推動業務取得穩定增長。上半年合共新增10幅土地,分佈在8個城市,其中包括廈門、福州、濰坊及許昌中駿集團公佈2020年中期業績2020年8月19日等城市,地上總可建面積約為332萬平方米。其中8幅土地為一體兩翼戰略下購入的土地,新增6個FUNWORLD世界城購物中心和2個FUNLIVE方隅長租公寓項目。於2020年6月30日,中駿集團土地儲備的總規劃建築面積為3,303萬平方米,分佈於54個城市。

中駿集團主席黃朝陽先生表示:“銷售策略方面,我們要求各項目公司透徹理解市場和顧客需求,把握內在規律和邏輯,確保做出正確判斷和決策。中駿集團下半年計劃於海峽西岸經濟圈、環渤海經濟圈及中西部地區推出大量新盤,以改善型住房為主。在充足均衡的可售資源下,中駿集團有信心完成年初訂立的930億元全年合同銷售目標。”
