央行及住建部召集部分房企明日面談 或涉房企融資問題
內媒引述消息人士報道,央行、住建部將召集部分房地產公司明日(20日)在北京面談,目前,已有多家房企收到通知,並將赴京與監管部門進行溝通。
據了解,監管部門召集部分房企面談,或為了解行業對融資新規的反應。早前有媒體報道指,監管部門為控制房地產企業有息債務規模,出台新規對房企按「紅-橙-黃-綠」四檔管理,並設置了「三道紅線」,具體為剔除預收款後的資產負債率大於70%;淨負債率大於100%;現金短債比小於1倍。
市場相信,此政策對負債較高的房企是定向打擊。監管層釋放的信號是非常清晰,就是要求房企管理有息負債,同時降低負債率。如果做不到,房企融資受到的限制會非常大。這次對房地產公司是一件大事,房企應該認真對待,盡快按照指示調整自身的負債結構。但負債率短期內是很難調下來,對短期融資構成很大衝擊。
