格隆匯 8 月 17日丨首創置業(02868.HK)公佈,截至2020年6月30日止6個月,公司營業收入為人民幣92.19億元,毛利為人民幣22.17億元,歸屬於母公司股東的淨利潤為人民幣8.50億元;每股收益為人民幣0.11元。

2020年上半年,房地產市場受到新冠肺炎疫情明顯衝擊,各地房地產項目停工停建,多地售樓處關閉,集團簽約銷售一度受到較大影響。集團統籌疫情防控與業務運營,積極採用"點對點"精準復工等全方位措施,有序推進公司復工復產;創新線上線下營銷模式,第一時間開啟線上銷售;自銷團隊建立通盤通客機制,異地異業聯動,實現自銷簽約人民幣129億元;二季度實現全面復工復產,銷售業績快速回升。

2020年上半年,集團各項目實現簽約面積99.7萬平方米,簽約金額人民幣337.0億元,簽約均價人民幣3.4萬元╱平。期內,三大核心城市圈實現簽約金額人民幣291.9億元,佔比約87%。其中京津冀地區繼續保持大本營地位,上半年實現簽約金額人民幣176.4億元,佔比52%,長三角區域整合升級,抓住市場窗口,實現簽約金額人民幣104.1億元,較去年同期增長30%。期內,集團新開盤項目平均去化率達約80%,其中杭州天閲雲合源項目、蘇州天閲湖濱雅苑項目等重點項目開盤去化率超90%,併成功打造北京孫河、上海青浦等多個區域銷冠產品。

2020上半年,集團深入踐行安全穩健的投資策略,優中選優,重點聚焦非競爭性拿地,通過產業協同、戰略合作、一二級聯動等方式,差異化獲取低成本優質土地資源。期內,集團審慎投資北京、鄭州、南京、重慶等地6個二級開發項目,均為非競爭性底價獲取,總建築面積307.6萬平方米,總土地投資額人民幣125.8億元,其中鄭州北平原示範區項目規劃總建築面積152.1萬平方米,擬建設成集住宅、原武風情古城、文旅城等為一體的大型綜合社區,是集團依託戰略合作底價獲取的又一處百萬平核心大資源項目。

此外,截至2020年六月底,集團土地儲備總建築面積1,789.9萬平方米,地上建築面積1,392.2萬平方米;權益總建築面積1,139.8萬平方米,權益地上建築面積876.1萬平方米。土地儲備總建築面積中,89%為發展物業,11%為投資物業及其他。現有土地儲備足以滿足公司未來3年左右的發展需要,規模適中。
