周末新盘成交回落至31宗 购买力回流二手市场
综合市场消息,过去两天周末共录得31宗新盘成交,较前一个周末大幅减少85.3%,主要是由於发展商推盘步伐放缓所致。当中,新地(00016.HK)旗下「御海湾」售出8伙;新世界(00017.HK)发展北角「柏蔚山」录2宗成交;万科香港深水(土步)「The Campton」亦录得成交。
在二手市场方面,中原地产十大屋苑周末录得20宗成交,按周再升42.9%;美联物业十大蓝筹屋苑合共录得约20宗买卖成交,按周升约33.3%;利嘉阁十大指标屋苑累录18宗二手买卖个案,按周增加约38%。
有地产经纪表示,过去周末内市场上未有新盘公开发售,刚性需求高企下,加上低息环境持续,购买力专注於二手,部份向隅客开始回流二手市场,
