佳源國際控股(02768.HK)中期核心淨利約18.46億元 同比增加43%
格隆匯 8 月 12日丨佳源國際控股(02768.HK)公告,截至2020年6月30日止6個月,集團錄得未經審核合約銷售額約人民幣116.71億元,總銷售面積約為107.8萬平方米。集團的收益約人民幣85.59億元,同比增加27%;毛利增加27%至約人民幣32.03億元;集團的淨利潤約為人民幣15.89億元,同比增加約12%;集團的核心淨利潤約為人民幣18.46億元,較2019年同期增加43%。每股基本盈利約為人民幣37.06分;撇除估值收益等影響,每股核心盈利較上年度增加42%至人民幣0.47元。
於2020年6月26日,公司附屬公司佳源服務就申請佳源服務股份於聯交所主板上市及獲准買賣,向聯交所遞交上市申請表格(A1表格)。佳源服務及其附屬公司主要於中國從事提供物業管理服務、物業開發商增值服務及社區增值服務。
集團來自物業開發的收益包括銷售住宅及商用物業。集團於客户獲得已完工物業的實物所有權或法定所有權,以及集團已獲得存在的合格收款權且很可能收回代價時確認物業銷售收益。物業開發收益增加約26%至截至2020年6月30日止6個月的約人民幣81.83億元。增加的主要原因是由於2020年上半年交付已竣工的長三角預售物業所致。
截至2020年6月30日,集團擁有土地儲備1700萬平方米,江蘇省和安徽省分別佔總土儲的36%和23%。在中國各大城市持有的物業組合共81個,包括35個住宅綜合體、1個商業綜合體及45個混合用途綜合體,開發區域涵蓋長三角區域、粵港澳大灣區城市羣、一帶一路沿線地區及其他重點省會城市。
