《盈警響號》瑞房(00272.HK)料上半年虧損16億人幣
瑞安房地產(00272.HK)公布,集團預期截至今年6月30日止六個月將錄得淨虧損約16億元人民幣(下同),主要由於集團投資物業及其他物業資產的公平值下調約19億元;租務收入減少,由於集團於2019新型冠狀病毒病爆發期間因業務受阻,向其租戶減免租金及其他寬減措施;由於2019新型冠狀病毒病爆發,住宅單位之建設進度及交付予買家的延遲。
集團指,相信資產負債表及現金流狀況實質上維持穩健,預期於今年6月30日,集團之淨負債比率將約58%,去年底則為52%。淨負債比率上升的主要原因是償還已於今年6月4日贖回之2.25億美元可換股永久資本證券。
集團又相信,預期淨虧損主要是由於投資物業及其他物業資產價值重估虧損(屬非現金性質)。儘管2019新型冠狀病毒病持續影響全球經濟,基於中國已經大致上控制2019新型冠狀病毒病疫情,公司對其營運前景表示謹慎樂觀。相較去年同期,集團今年上半年的合約物業銷售額增加82%至62.22億元,於6月底已鎖定的銷售總額為178億元,將於年下半年及其後交付並於集團財務報告中確認收入。公司認為,物業價值重估虧損及整體淨虧損料將主要局限於今年中期。
