惠誉预期全年内地房地产合约销售额按年持平或增5%

惠誉评级大中华区房地产评级联席主管及高级董事郑俊英表示,4月时原预期今年内地房地产合约销售额或按年跌约15%,但目前开发商复工及销售表现理想,100强房企首七个月销售额及销售面积均录升幅,50强房企首七个月销售额平均更增长5%,因此将预测调整为全年表现持平或增长5%,当中大型房企增幅可能更大。

他指出,根据国统局数据,今年首两个月全国住宅销售额受疫情及农历新年假期因素影响,按年下跌35%,3月及4月跌幅逐步收窄至12%及3%,上半年末销情已有明显改善,5月至6月回复至增长15%,主要受二线及强三线城市推动,因当地政府楼市限制措施与一线城市相比较宽松,经济状况亦较低线城市好。

惠誉上半年下调9家内房发展商的评级,大部分是由於正面临流动性问题及再融资不确定性所致。郑俊英表示,未来6至12个月行业主要信用风险包括短期债到期 、去杠杆步伐较慢甚至负债率上升,以及销售大幅下降等,亦要留意开发商投资及买地取态是否过分进取。
