美联信心指数按周跌8% 楼价指数按周微跌
「美联信心指数」最新指数报59.8点,按周跌5.2点,跌幅约8%,指数连跌4周外,跌幅扩大并跌穿指数平均值。美联物业首席分析师刘嘉辉指出,本港第三波肺炎疫情未止,连续10多天录逾100宗确诊个案,疫情严峻加上政府进一步收紧限聚令,影响二手睇楼活动。过去周末10大屋苑仅录约5宗成交,创半年新低。在不利二手交投的情况下,减价盘数目进一步增加,并跌穿指数平均值,预期短期情况会持续,楼价有机会出现调整。
根据美联物业网站的减价盘比率反映,在全港三区之中,新界区减价盘占比较高;以单位面积划分,是次减价盘集中於面积少於431平方尺的A类单位,及面积介乎431至752平方尺的B类单位,反映是次减价盘以小型单位为主。
楼价方面,「美联楼价指数」最新报166.74点,按周微跌约0.06%,连升2周後回落。惟若与四星期前相比,楼价指数仍微升约0.07%,而本年迄今楼价依然累积上升约1.05%。由於过去数星期减价盘有所增加,预期将会陆续反映在楼价指数上。
若以港九新界区划分,港岛区及新界区楼价按周下跌。「美联港岛楼价指数」最新报184.15点,按周跌约0.49%,年初至今累积跌约1.01%;「美联新界楼价指数」最新报156.84点,按周微跌约0.08%,惟年初至今仍累升约0.91%。九龙区方面,「美联九龙楼价指数」最新报160.95点,按周上升约0.18%,本年迄今楼价升约3.17%。
