长实集团(01113.HK)将於本周四(8月6日)公布中期业绩,公司於5月曾发盈利警告,预期截至2020年6月30日止六个月的股东应占溢利较2019年同期出现大幅下调。由於来自香港物业项目入账下降、新冠疫情令旗下英国啤酒及酒吧餐饮集团亏损,综合3间券商预测长实集团今年上半年重估及出售投资物业前溢利介乎64.83亿元至120亿元,较去年同期140.45亿元,按年倒退45.2%至62.1%。

虽然市场料公司上半年营运收入及溢利按年倒退,但综合3间券商料长实集团今年每股中期息预测均为0.52元,按年维持平变。

【港物业入账 拖累溢利跌】

摩根士丹利发表报告表示,料长实集团中期重估及出售投资物业前溢利按年倒退62%至53.28亿元,主要是来自香港物业项目EBIT入账下降(料13.41亿元按年跌80%)、新冠疫情令旗下英国啤酒及酒吧餐饮集团亏损(料相关业务上半年EBITDA亏损8亿元),每股重估及出售投资物业前之溢利为1.44元,料每股中期息保持0.52元不变。

大摩料长实集团今年上半年物业销售收入录96.72亿元(按年跌50%及按半年跌78%),料物业租务收入35.04亿元按年跌7%,料酒店及服务套房业务按年跌43%至13.61亿元,估计飞机租赁业务收入按年跌4%至14.98亿元;该行料长实集团今年上半年重估及出售投资物业前息税前利润(EBIT)按年下滑32%至54亿元。

高盛估计长实集团今年上半年重估及出售投资物业前溢利按年将跌45%至76.98亿元,主要是缺少本港物业销售入收益,料其本港物业销售入按年大跌89%至7亿元。
