《大行报告》汇丰研究上调恒隆地产(00101.HK)目标价至23.2元 评级「买入」
汇丰研究发表的报告指,恒隆地产(00101.HK)上半年纯利按年跌11%至19.9亿元,表现无惊喜,但认为尽管受疫情影响内地租金收入仍呈正增长,表现令人感意外,而香港的租金则现跌幅。期内内地商场的零售销售复苏强劲,特别是在高端产品方面,而公司的经营表现亦再次印证恒隆可受惠奢侈品消费,管理层表示第三季公司的内地物业已全面回复,并呈稳健的增长,相关因素进一步巩固投资者信心,相信公司正处於派息增长周期及租金收入增长,维持对公司「买入」评级,目标价由21.7元升至23.2元。
该行指出公司内地租赁业务有好的复苏,虽然年初旗下商场受疫情影响短暂关闭,但公司亦能带动整体租赁增长4%,以人民币计增长达9%,而三大商场的零售销售亦有令人满意表现,分别按年升7-17%,带动租金收入增长6-15%,而其他商场亦在过去数月陆续复苏,相信有助提升公司租金收入增长,而新商场亦已有60%面积获承租,目标是在明年上半年开幕。(el/k) ~
