《大行报告》大摩上调恒隆地产(00101.HK)目标价至22元 评级「增持」

摩根士丹利发表研究报告,指恒隆地产(00101.HK)内地租金收入增长强劲,特别是奢侈品销售自4月见加快,预期其每股纯利和分派均会於明年上升,受益於新商场的开业、资产增值措施(AEI),以及服务式住宅的销售,维持予评级「增持」。

该行下调恒隆地产2020至2022年香港租金EBIT平均6%,主因目前不稳定的市况持续。该行计及服务式住宅明年中起的价值,以及两个本港重建项目(一个商厦及一个住宅项目),将於2021至2022年预售,大摩料恒隆地产内地及香港物业发展资产净值将增加2%,并将目标折让由35%收窄至30%,以反映公司在内地奢侈品零售市场的参与,因此上调目标价10%,由20元升至22元。
