陈启宗:仍未太看通香港市场 公司会继续物色好机会

恒隆地产(00101.HK)董事长陈启宗在网上会议上表示,现时要评论香港的地产市场仍言之过早。坦言在行业打滚40多年,但未曾看过现时这样的市场。香港现时要面对三大不利影响,包括中美贸易战全面爆发、社会事件及疫情,因此对香港市场仍未太看得通。就算要拥抱熊市亦要先观察,并了解地产行家对市场的看法。公司会继续物色好的机会。被问及公司有没有私有化构想时,陈启宗仅以「不会」二字简单回覆。

然而,他认为内地市场却是令人鼓舞,有见奢侈品牌对内地市场非常积极,旗下6至7个内地商场已与70个大型品牌签约。因此有些商场本来定位不是行高端,都会慢慢向此定位挪移。另外,中美爆发贸易战反而轻微利好内地奢侈品市场,因为这驱使中央政府放宽税务及其他条款,令消费者在内地购买奢侈品与在外国购买的价钱变得相近,吸引消费者留在内地商场消费。

执行董事陈文博指,疫情对武汉恒隆广场的工程有一定影响,目前预期有大约四个月的延迟,但公司做了很多措施,现时工程进展已提速。另外,并会确保在安全情况下,才让工人复工。至於招租率目前接近60%,第一批租户料会在今11月入伙,料商场将在明年第一季或第二季初会开幕。至於杭州恒隆广场目前仍希望维持在2024年竣工,希望可以消化1至2个月的工作延误,暂时开幕日子仍没有变。
