第一太平戴维斯:疫情冲击下香港楼价仍贵绝全球
第一太平戴维斯发表的「世界城市优质住宅指数」显示,在新型冠状病毒疫情下,各个地方的居家抗疫措施显着影响环球楼市,环球优质住宅的资产价值下跌约0.5%,该行指出今年上半年调查的28个城市中,有9个城市优质住宅价值呈上升势头,主要是受惠本地需求及供应有限所带动。而香港楼价继续贵绝全球,虽然上半年楼价跌约4.2%,但每平方尺仍要4,440美元,冠绝全球。
该行指出中国需求增加以及信贷宽松带动部分城市楼价向上,包括是深圳、杭州及上海,期内楼价升幅分别为2%、1.9%及1.2%,惟北京及广州则分别跌0.2%及0.7%。另外悉尼、香港及曼谷楼价均受疫情影响而有所向下,而首尔及莫斯科则录强劲升幅,当中首尔楼价升势已持续数年,而莫斯科的优质住宅物业则主要受本地需求带动,而疫情拖累油价及俄罗斯卢布向下,亦令资金流入楼市。
第一太平戴维斯香港研究及顾问谘询部主管盛世民指,近期本港豪宅买卖市场气氛有所回升。尤为显着的是,在5,000万至2亿港元的细分市场中,5%的折扣足以吸引买家。鉴於疫情反覆爆发以及不确定的政治形势,一众买家亦将海外房地产纳入投资考量。
