戴德梁行:大埔馬窩路住宅用地成交價中規中矩 出價偏向謹慎
戴德梁行香港估價及顧問服務部執行董事黃儉邦表示,萬科置業及青建國際以約37億港元奪得大埔馬窩路住宅用地,地盤以大概每呎4,700元樓面地價賣出,成交價可謂中規中矩,也算合理。
現時經濟充滿陰霾,中美關係轉壞,多處地緣局勢緊張,本地失業率及經濟前景受疫情影響令人擔心,短期內不易恢復,所以投標者在競投時出價都偏向謹慎。加上地盤存有山坡維修和墳墓等問題,影響發展,現時以成交地價推算,日後發展商如要取得合理利潤,估計完成後樓宇平均售價要超過每呎建築面積12,000元。
今次由中資參與的組合投得,亦進一步顯示中資發展商擴張他們在本地地產市場份額的決心。
