僑雄國際(00381.HK)有意投資綿陽田園綜合體項目
格隆匯 7 月 29日丨僑雄國際(00381.HK)公佈，於2020年7月29日，公司與賣方中商華夏資產管理有限公司就可能收購事項訂立諒解備忘錄。根據諒解備忘錄，賣方有意出售及公司(或其全資附屬公司)有意收購目標公司的若干股權。於公佈日期，賣方於目標公司中擁有100%股權。
據悉，目標公司經營房屋建築工程施工總承包、房地產開發經營、項目投資、建築材料銷售等業務，主要發展項目為"鋼結構生產基地項目"土地儲備轉型投資建設"富樂家園田園綜合體"項目("田園綜合體項目")。該項目位於綿陽市涪城區龍門鎮九龍村，目前佔地245畝。該項目以田園綜合體開發建設為依託擬建設集居住、觀光休閒、假日旅遊為主體的獨棟別墅500套。開發建設總面積為：110,000平方米。該項目計劃總投資人民幣3.6億元。項目建成預計可實現銷售收入人民幣13億元，實現利潤人民幣4億元。
該項目已於2019年10月開始啟動，預計建設週期計劃5年，於2024年10月底建設完成，現階段已完成了土地的徵用及場地整理等基礎設施的投入建設，公司已投入資金人民幣7,000餘萬元。現目標公司已形成自有資產達到人民幣7,000餘萬元，其中房產等固定資產人民幣4,700萬元、專業機器設備等資產人民幣2,600萬元。截止2020年6月，公司總資產已達到人民幣1.21億元。其中淨值產人民幣7,200萬元，公司負債僅有人民幣140餘萬元，資產負債率僅為1.2%。公司2019年度完成產值人民幣2.11億元，全年完成税收人民幣700餘萬元，實現利潤人民幣1,500餘萬元；2020年上半年已完成產值人民幣1.2億元，根據公司現有項目及進度計劃，預計2020年底，2020年度全年可完成產值人民幣4億元，全年實現利税突破人民幣2,500萬元。
目標公司自成立以來完成了建築安裝工程施工總面積達到200萬平方米以上，先後成功承建平政汽車站、川西北物流中心、鼎浩欣園、華意達職工宿舍樓等工程。完成房地產綜合開發面積達到25萬平方米，先後成功開發青清怡苑、青清雅苑、富樂錦城、富樂領江等樓盤，即將開發的富樂國際又將成為綿陽樓市一道亮麗的風景線。
